What does a mortgage consultant do?
A mortgage consultant advises customers on all aspects of home financing and supports them until the loan is disbursed. They take into account the customer’s wishes and options and work with them to develop a financing strategy. With access to more than 300 banks, he selects the right bank for the customer. He is the main point of contact for both customers and banks.

Apart from investors, buying a property is a unique experience for most of our customers. At the same time, moving into one’s own four walls is often equated with a gain in independence: rising rents and an increasing housing shortage are comparatively minor concerns for homeowners. We firmly believe that buying is always cheaper than renting in the long run. When comparing renting and buying, you can only compare the rent with the interest on the loan, as the repayments only represent the repayment of the advance on the purchase of the property.
What are the common financial risks for home buyers and how can they protect themselves?
Our clients’ personal circumstances are constantly changing. One of the aims of our work is to minimise the resulting financial risks as far as possible. Depending on the client’s situation, this may require long fixed-rate periods of more than 10 years, hedging against the risk of interest rate changes, and flexible terms and conditions.
What role will interest rates play in property finance in the future? What needs to be considered?
In the current interest rate environment, a slight decline in interest rates can be expected. It is particularly important to ensure that our customers can still afford their property after the end of the fixed rate period. However, a falling interest rate environment means that you should not postpone your desire to buy a property any longer, as the increased demand for property is accompanied by rising purchase prices.

At the beginning of our consultation the question “What can I afford and what do I want to afford? To answer this question, a comprehensive inventory of all income and expenditure, assets and liabilities is essential. The customer’s family and professional situation also plays an important role in finding the right financing option for a property. Our experts carry out a comprehensive review of all relevant data, which can then be used to tailor financing offers. When it comes to customisation, we pay particular attention to the customer’s wishes in terms of interest rate, interest rate security and flexibility.
Unlike many of our competitors, we are largely independent and therefore able to offer tailor-made financing models. Trust between our consultants and our customers is paramount: we do not pass on your details to the bank until you have agreed to our financing proposal. Once the bank has made a binding commitment and our customer has accepted it, we are happy to support them until the loan is fully disbursed. It makes no difference to us whether the property is from ZIEGERT or a third party.
